Party Walls

I act as a Party Wall Surveyor for owners proposing to undertake building work; for owners who find that their neighbours are about to build and; as 'Agreed Surveyor' where both owners are willing to appoint the same surveyor. I will provide initial advice to owners on how to approach matters and once appointed, will handle those matters with your neighbours.

I have twenty years experience of party wall work and am a member of the Faculty of Party Wall Surveyors and the Pyramus and Thisbe Club for party wall professionals.  I would be happy to discuss your requirements with you.

In outline, the Act requires owners to give advance notice of certain building works to their neighbours. If neighbours agree/ consent to the works then that obligation is discharged. If consent is not forthcoming the dispute resolution procedure is activated and both parties need to appoint a party wall surveyor and the two surveyors will settle the matter between themselves. The party wall surveyors make sure the work is adequately defined and that suitable measures have been adopted to safeguard the party wall and neighbour’s property. Their agreement is recorded in an Award which is binding on both parties.

The award would typically include a record of the condition of the adjoining property prior to works commencing.

In the event of damage occurring  the party wall surveyors will settle any dispute as to the appropriate remedy and damages.

Further Information on the Act is published by the Department for Communities and Local Government in their “Party Wall etc. Act 1996: Explanatory Booklet”. The RICS produce a guide, as do the Pyramus and Thisbe Club. All three documents can be accessed from the Pyramus & Thisbe website
